Real Estate Intelligence

Daily market intelligence for developers

A quarterly report describes a market that has already moved on. Real Estate Intelligence reads your market and your competitor set every day — transactions, prices, regulation, what the neighbouring projects are doing — and at 09:00 sends a briefing with conclusions rather than a spreadsheet to interpret yourself. The system runs in production on the Sochi apartment market.

The problem

The quarterly report lands after the market has turned.

Between January and July 2026 the Sochi market contracted from 268 transactions to 91 — a fall of 66%. The break was visible within the first weeks, but developers waiting on quarterly analytics learned about it once the sales plan had already been built on the old reality. A daily horizon costs less than one quarter spent blind.

Process

How we start

The first briefing on your market arrives within a week of the brief.

  1. 011 meeting

    Brief

Your market, the competitor set, the briefing schedule, and who receives what: the full briefing for management, the short one for marketing and sales.

  2. 025–7 working days

    Set-up

Sources connected, the dashboard published on your subdomain, and historical periods backfilled.

  3. 032 weeks

    Pilot run

Briefings are already going out while the format and the schedule are calibrated against your stand-ups. Included in the set-up fee.

  4. 04monthly

    Subscription

No long contract: the service has to hold you by its results rather than by its terms.

Scope

What you get

Not access to data — a finished read of the market by the time the working day starts.

Briefings on your schedule

An AI analyst reads the market — transactions, prices, regulation, competitor moves — and sends a briefing with conclusions before the working day starts. The cadence is yours: daily, on working days, or every Monday. Full version for management, short version for marketing and sales.

Competitor dashboard

Up to 50 properties in one set, month by month for each: units sold, average ticket, price per m², average unit size. Absorption over 30/90/180 days, market share and a pace ranking are calculated automatically.

Official data, not estimates

Inventory comes from project declarations in the state housing registry, dynamics from registered equity-participation contracts. Figures from web search never reach the dashboard: verifiable sources and cross-checking only.

Nothing to install

Access is a Telegram chat and a private link to the dashboard on your own domain. No software, no CRM integration, no staff training. Every briefing is archived and stays available.

Case

Sochi, the apartment market — running right now.

Not a pilot and not a demo: the Sochi apartment-market deployment has published a briefing every morning since January 2026. The figures below are what that installation has actually produced, not what the product could do in principle.

34
properties in the monitored set
228
monthly sales records in the base
7 months
of uninterrupted observation
09:00
briefing every morning, never missed

The set of 34 properties is the baseline we assembled for the Sochi apartment market, not the system's ceiling: a set holds up to 50 properties and runs in any Russian region. It is a starting point rather than a fixed frame: you add the properties you consider your competitors and remove the ones you do not care about. The composition changes on request at any time, and it does not affect the subscription price.

Choose Subscription

A comparable stack assembled from off-the-shelf services costs more and returns raw data without conclusions: sales monitoring across 30+ properties starts at ₽75,000 a month, an analytics platform adds ₽25–45,000, and direct registry API access starts at ₽150,000. An in-house analyst collecting the market by hand costs ₽120–180,000 a month and still works more slowly and with gaps. The subscription covers the AI models, the Russian-IP server the registry requires, parser maintenance and our support.

FAQ

Questions we are asked before signing.

How is this different from a sales-monitoring service?

Monitoring returns figures — for the same thirty properties, and from ₽75,000 a month. Somebody at your company then has to read them, compare them and work out what changed. We return the read: what happened in the past day, what it means for your sales plan, and what to look at in the morning stand-up. The underlying data is the same official registry data.

Where do the numbers come from, and can they be trusted?

Inventory comes from project declarations in the state housing registry, sales dynamics from registered equity-participation contracts. These are government records, not market estimates. Web-search figures never enter the dashboard at all: every number carries a verifiable source and is cross-checked.

What do we have to implement on our side?

Nothing. Briefings arrive in Telegram and the dashboard lives behind a private link on your subdomain. No software, no CRM integration, no training — everyone who needs access has it on day one.

Why not hire an analyst?

Someone collecting the market by hand every day costs ₽120–180,000 a month, works more slowly and takes holidays. The subscription covers the same job for roughly half the price and never misses a briefing to illness or a public holiday. An analyst who already has the finished read spends their time on decisions instead of collection.

How quickly do we see the first briefing?

Within a week of the brief. Set-up takes five to seven working days, after which daily briefings start immediately — the two-week pilot run is already part of the set-up fee.

Do we have to receive a briefing every day?

No. The schedule is set at the brief and can change at any time: daily, working days only, or — say — every Monday before the weekly meeting. Data is collected continuously either way; only how often you receive the read changes. Different recipients can be on different cadences: the full briefing to management on Mondays, the short one to sales every working day.

Who decides which competitors are tracked?

You do. At the brief we bring a baseline set for your market — the way the 34 properties are monitored in Sochi — so there is something to start from. After that the list is yours: add the properties you consider competitors, drop the ones you do not, change the composition whenever you want. A set holds up to 50 properties, and its size does not affect the subscription price.

Does this work on markets other than Sochi?

Yes. Sochi is where the system runs in production and where you can see it working on live data. The registry sources are nationwide, so the competitor set and geography are configured for your region during set-up.
